Abstract


Construction scheduling is required to reduce delays, particularly for underground works in urban areas. This study estimates the duration of pipe-jacking preparatory works in the Mataram City Centralized Domestic Wastewater Management System (SPALD-T) project, compares the planned schedule with field realization, and identifies technical factors causing the deviation. A descriptive-comparative case study was applied using a bar chart and network planning. Data were obtained from excavation measurements, observation of equipment and labor productivity, and project documents, including shop drawings and time schedules. The scope was limited to excavation, steel sheet pile installation, dewatering, and casting of the working slab. The planned duration was 20 working days, whereas the actual duration reached 39 days, resulting in a 19-day delay before pipe-jacking drilling commenced. These activities formed the critical path. The main causes were the breakdown of the sheet-pile driving equipment and insufficient dewatering capacity to control spring water. Baseline estimates based solely on ideal productivity should therefore incorporate time buffers and periodic network updates.
